I know that my new home has a 1 year warranty, but rather than wait for something to go wrong and then have to have the builder come back, I wanted a home inspection. Thanks!UPDATE (8/26/19):We recently found duct tape wrapped around a leaking drain in our guest bathroom, which in turn has caused water damage and mold throughout the vanity. We have since had to remodel the bathroom due to this.Although duct tape being used for a leaking drain is not against TREC guidelines, it is not a proper repair for a leaking pipe. We were told that the pipe was not leaking during the inspection, but we were not informed about the duct tape fix or any water damage or mold. We believe that this is something that should have been brought to our attention before we purchased our home.

I had MANY questions about the home he came to inspect, as it's been several years since I bought a home, and Brian didn't hesitate to take extra time out of his schedule to stay and talk to me about the home and the things it needed to get it in proper working order. He made great suggestions to preserve and extend the life of the appliances and AC/heater in the home, and he even recommended some very helpful hints for proper cleaning and upkeep of these things. I'm an octogenarian who's moved a lot, bought houses and experienced all the important steps in that process, so I've gotten my share of home inspector reports over the years. Brian's report stood out. I was able to meet him at the site so he could point out physically what he found. And when I received his written report with pictures, it was equally impressive. He's thorough, articulate and professionally keen-eyed. He offers some value-added extras, and for me, at least was the lowest priced offer I received. Brian Healy saved me thousands of dollars in costly home repairs on a home that I (optimistically) thought just needed many cosmetic updates. The house had a/c units and water furnaces that did not operate (no cool air, no air period and no hot water), significant electrical issues and a family of racoons camped out in the attic...just to name the big ticket items! Unfortunately the seller was unwilling to negotiate and I terminated my contract. But two weeks later I had found another house and I called Brian back and asked for him to do another inspection for me. He did a great job (both times!) and I really appreciate his expertise. Outstanding & thorough service. Brian was extremely helpful with the inspection of a prospective home in Temple. He was quick to respond and was willing to work with our Realtor to schedule the inspection date/time as we were not physically located in Texas. Mr Healy conducted an inspection on our home last year. He was punctual with the appointment and did a very through inspection looking at several things we would never have thought of. His suggestions for repair and improvement were extremely beneficial. Of equal value was this findings that some things did not need improvement, repair or modification. This final recommendation proved invaluable in protecting us as senior citizens from unscrupulous repairmen and contractors.Well worth the time and cost.
